您這個圖我看過,沒錯,沿海當然房價高,但這個scale不只涵蓋LA County,旁邊的San Bermardino County與南邊的Organe County都以涵蓋進去,聖縣是什麼地方大家都很清楚,你會去想買這個地方嗎?你若把scale只放在LA County上,差異就不會那麼明顯!再者,那個Johnjon不懂East LA,居然說East LA連大Mall都沒有,他不會連往東邊的10號與60號都沒去過吧?

再者,以華人來說,對小孩的教育較注重者,我想會去住Arcadia,不然就是東區的Wanut/Diamond Bar,East LA還是有不錯的區!很多住南加的網友應都知道East LA有那些好區,就是有白目的人喜歡一概而論,Walnut的像樣新房都開價1.5M,表示這個地方的好房子房價還很抗跌!Walnut的可蓋建地不多,新房的房價一直往上飆! Anyway,一個社區的房價在1.5M與2M起跳並且學區不差的區會被人忽視,我想是那個人有問題!

West LA也並不是全都是好區,放個砲卻不敢說自己住那裏真是危恐天不亂!

再者,城市景觀也很重要,至少我住的Wanut綠化與建設不錯,像Orange Coounty也不錯,但道路的綠化不夠,我不是說Orange County如何,只是有點遺憾!

至於我之前說的南加與北加的賺錢方式,就我所看到我的親戚(南北加州超過20個),我想南加賺的多是old money,多是經營一些內需型企業與炒房地產(house/apartment/商業不動產)!我那些親戚最早來美的是約40年前的第一代留學生,然後再拉親人過來,南加的致富模式大多是炒地皮,20~30年前Orange County的房子一棟不到10萬的很多,15年前的Arcadia的房價也沒0.5M,做生意賺錢就買房地產一棟一棟的滾出來,滾個一二十棟提早退休就爽了!南加華人待久的很少不炒地皮!

至於北加的賺的都是New Money,大都與科技業有關,比較晚到(30年前矽谷有什麼?),大多是工程師出身,要致富總想IPO撈一筆...

如果說收入面是賺美國薪水, 消費面卻比照台灣....那當然好賺囉~ 隨便一個大學生年薪四, 五萬美金, 然後用
台北市的物價水準在生活, 想像起來當然會過的很爽.....
這次吵完, 下次可能就輪到英國還有北歐那幾國了.....

唉,就是有些年輕人喜歡市區,有地方玩(傳統的LA給人的印象),也不一定在LA安家落戶,不用考慮小孩問題,不會去注意LA那些地方對於華人生活,交友與教育(還有ABC中文該如何教?),房產保值等做考量,熱鬧的地方玩可以,置產則有更多考量!有人愛熱鬧,有人愛看山看水,有View的價錢就貴!

還有一點,留學生與華裔本地人看LA可能就會不一樣,需求也不一樣!

說到好學區,我妹(來美16年,基督徒,目前為LA公務員)說她們教會有一個高中生從德州搬來,目前在Walnut High就讀,這個小朋友說當初在德州隨便唸就全班第一,來Walnut High後壓力很大,晚上也有補習,結果成績只在中段....

回到主題,北加的消費,有人說到Saratoga的房租,我親戚提到一個小House房租應在3500USD,但這個價錢對屋主來說並不划算,大一點的應更貴!他有一棟House在Sunnyvale,房價也有1M,因買了第二棟在Saratoga,所以原有的房子出租,第一次當房東不知行情出價USD2500,結果當天馬上就有人答應了!

i have been in the US for more than 12 years. i don't find living cost are much higher than Taiwan, though.

some people are talking about eating. a sit down restaurant cost $5-10. if you go to sit down restaurant in Taipei, it will cost NT$200 plus too.

Food: if you want to go to higher end restaurant. for example, japanese restaurant Nobu Matsuhisa near Beveley hill, will cost you around around $100. just recently, Nobu open a new restaurant in Taipei, will cost you around NT$4000 a meal. i don't find it super cheap in taiwan at all.

Clothes: well, if you buy Coach, Prada, Burburry, Levi, or any brand name you can think of, i feel US are cheaper than Taiwan. especially after x'mas, u can find many super deal even top european brand.

Living: a 1M house are usually pretty good. of course, in some area, u may need to spend up to 1.5M or 2M. but let's be honest, if you are talking about 1.5M or 2M houses, those are usually very top house!! with 2,3, or 4 parking gurage and huge space inside. If you want to buy that kind of house in taipei, it will cost just the same if not more. (not to meantion that if you buy 4 parking space in Taipei, it will cost u half mill already.
Cars: well, cars are half price comparing to Taiwan. many people said insurance are high. i wonder how many ticket you got. a single male, 30 years old will not spend more than $1500 a year on car insurance. many people with good driving record are paying half that.

anyway, the bottom line is... i think US is a land of opputunity. u don't need to have good grade to live a good life. If you are willing to do the work, you will have good reward.

ahother thing. the tax law in the US can be complicated sometimes. there are many ways to save on taxes. for example, if you rent or finance a house, the rent/morage can be an expense and lower ur taxable income. although government deduct 1/3 of tax every month, buy u can get those money back on tax return. my friend is working as a lawyer in Washington DC, he is making more than 200K a year, and he only pay about 30K in taxes. about 15%. i think it is reasonable.

1.5M house in Saratoga doesn't mean you have a big house with 2 more parking gurages, and just ok space inside. The luxury house you imagine should cost at least 2M around there. So, location is always important. Also good school district can support your house price. But you are right in the scope of LA, I just wonder why the new house in Walnut, the price is still solid.

As for the living cost, if you would like to have a high end life style, LA did cost cheapr than Taipei.

yeah, but you need to consider the property tax as well.
u.s. is 1.5% of the property value, not sure about taiwan...
