橫跨南屯區、南區的13期重劃區,擁有229公頃腹地,為南台中最大公辦重劃區。就在13期正要邁進推案熱潮之際,卻遇史上最重打炒房政策,年後預售市場更是市場關注重點。不過2月底13期、14期都有新案登場,令市場意外的是,13期個案傳出的量價都出乎市場意料,甚至同建商也出現13期賣贏14期的現象。

信義房屋南屯店經理杜得琳認為:「14期往上延伸為潭子、豐原,13期除縫合南區外,延伸到中小企業主為重鎮的彰化、南投,整體來看,13期的機能又比14期來得雄厚。」
事實上,13期近期除實登揭露「齊又新執善」成交均價達70.41萬元之外;惠宇建設在13期推出、坐落南區的第二案「惠宇大然」,成交平均單價也來到69.02萬元。
另外,順天建設鎖定「捷運秀泰特區」打造1191坪精華角地的新案「MR.L」,推出45~90坪產品,成為區域指標個案。

日前,鉅虹建設位於13期的「綠美館」也舉辦盛大開幕,該建設董事長劉品辰表示:「隨著城市發展的腳步,13期呈現黃金三角,區域均衡發展,規模可觀,未來的機能與樣貌很值得期待。」
據了解,鉅虹建設在13期與其週邊手握超過2萬坪土地,劉品辰更將其視為「種籽計畫」,目前已推出「天蒔」、「天麗」2案,2025年將持續於昌明段推出新案,繼續增加13期量能。
